General Guidelines

  1. If you want the security of a long-term fixed rate home loan . and you plan on remaining in the property for at least 10 years or more, consider a 30-year fixed rate loan.
  • If you plan to sell your property in 10 years or less . or you think it’s likely you will refinance your loan again within 10 years, consider a 3, 5, 7 or 10-year loan rather than a 30-year term.   • If you want the lowest possible mortgage payments you can have . consider an adjustable rate mortgage with an Interest-only option. If you’re worried about an upwards rate adjustment, consider a negative amortization loan — this type of adjustable rate loan has payment caps as opposed to rate caps and offers more flexible payment options than a typical adjustable rate mortgage, but is not for everyone under any circumstance.
